List · let · collect · maintain
Listings prepared, enquiries answered and viewings booked, agreements drafted and their dates watched, rent matched to tenants and maintenance closed with the tenant's confirmation.

THE PROBLEM
A listing is written and uploaded to each portal by hand. Enquiries land at all hours and are answered the next day, by which time the buyer has viewed somewhere else. Agreements are drafted from a template and their renewal and escalation dates tracked in a spreadsheet that nobody owns. Rent receipts are matched to tenants at month end. A maintenance request is a phone call, a contractor chased by message and a tenant who never hears it was done.
HOW SOLONOMOUS DOES IT
We automate the administration around a property from listing to maintenance. Listing copy is drafted from the specification and photographs checked and ordered before they go to portals. An assistant answers enquiries and books viewings against the agent's calendar. Agreements are drafted from the deal and their key dates extracted and watched. The bank feed is matched to tenants and reminders go out on their own. Maintenance requests arrive with a photograph, are categorised, assigned and closed when the tenant confirms.
WHAT YOU GET
Enquiries are answered when they arrive. No renewal or escalation date passes unnoticed. Arrears are visible the day they start. Maintenance has a record from request to confirmation, and the owner's report is built from that record rather than from memory.
Workflows
6 workflows
TODAY
An agent writes the description, picks and orders the photographs and uploads the listing to each portal separately. A change in price means changing it everywhere.
AUTOMATED
The description is drafted from the specification for the agent to edit, photographs are checked for quality and ordered, and the listing is published to every portal from one record. A change is made once.
TODAY
Portal enquiries, calls and messages arrive at all hours and wait for an agent. Viewings are arranged by phone and confirmed by nobody.
AUTOMATED
An assistant answers enquiries from the listing, qualifies the buyer or tenant with the questions you set, books a viewing against the agent's calendar and confirms it. The agent receives a qualified lead with the conversation attached.
TODAY
Sale and lease agreements are drafted from a template, printed for signature and filed. Renewal, escalation and notice dates live in a spreadsheet that is checked when someone remembers.
AUTOMATED
The agreement is drafted from the deal record, sent for signature and filed against the property. Its key dates are extracted and watched, and each one raises a task in advance with the clause attached.
TODAY
Rent receipts are matched to tenants at month end from the bank statement. Reminders are sent by hand, and arrears are noticed late.
AUTOMATED
The bank feed is matched to tenants and invoices as payments arrive. Reminders go out on the schedule you set, and an account in arrears is escalated to the property manager with the history.
TODAY
A tenant rings or messages about a fault. The manager finds a contractor, chases them by message, and the tenant is not told when it is done.
AUTOMATED
The request is taken by message or phone with a photograph, categorised and assigned to an approved contractor with the access details. The tenant is kept informed, and the job is closed only when the tenant confirms.
TODAY
Progress on a development is reported from site visits and photographs assembled into a report by hand. Delays are seen when they are already delays.
AUTOMATED
Site camera and drone imagery is compared with the programme, and a progress report is drafted with the images that support it. A stage that is behind is flagged to the project team when it starts to slip.

Engagement
One property, followed from listing to the first maintenance call.
We trace a listing, a deal, an agreement and a tenancy through every portal, template, spreadsheet and message the team uses, and note where dates and enquiries are lost.
Usually enquiries or key dates. We agree the rules, what an agent or manager still decides and how a tenant or buyer reaches a person.
The automation runs alongside the agents or the property desk for an agreed period. Its outputs are reviewed and the rules are tuned on the cases it got wrong.
Your team takes it on with the runbooks and code, or we run it under your keys. Owner reports read from the same record either way.

Questions
It answers only from the listing record and the questions you have approved, and it says when it does not know. Price negotiations, legal questions and anything outside the record are handed to the agent with the conversation attached.
Where a portal offers a feed or an API, the listing is published through it. Where one does not, a bot works through the portal's own screens under your account, with every change logged.
Each signed agreement is read and its dates, notice periods and escalation clauses extracted and shown against the clause they came from. A person confirms them once, and from then on each date raises a task ahead of time.
Your rules do, from the approved list you keep per category and location. A manager can reassign any job, and an urgent or unusual request is escalated to a person before it is assigned.
